There's no magic bullet, honestly. It's about making smart decisions at every turn – from the initial site analysis right through to the last light fixture we spec.
We've been obsessed with sustainable commercial design since 2011, back when "green building" was still kinda niche in Toronto's commercial sector. These days, it's just how we work – can't imagine doing it any other way.
Every project starts with a full environmental assessment. We're talking solar orientation, prevailing winds, existing site ecology, the whole deal. Then we build the design around what nature's already giving us instead of fighting against it.
Yeah, certifications matter. They're not just wall decorations – they hold us accountable.
Silver through Platinum
We've guided 47 projects through LEED certification so far. The process isn't easy, but watching a building hit Platinum status? That never gets old.
Portfolio Manager Certified
Energy performance is where the rubber meets the road. We're registered ENERGY STAR partners, and we track actual consumption data – not just theoretical models.
31 of our commercial buildings have earned the ENERGY STAR label, outperforming 75% of similar buildings nationwide.
Canada Green Building Council
We're active members and contribute to updating green building standards across Canada. Three of our team members sit on technical advisory committees.
Health & Wellness Focused
Sustainability isn't just about carbon – it's about people too. We integrate WELL concepts into our designs, focusing on air quality, natural light, and occupant health.
Here's what 14 years of sustainable practice actually looks like in measurable terms.

These aren't trendy buzzwords – they're proven methods we've refined through dozens of projects.
We obsess over building orientation and window placement. South-facing glazing with proper overhangs? That's free heating in winter and natural shading in summer. Physics doesn't lie.
Triple-glazed windows, continuous insulation, airtight construction – the envelope is where most buildings fail. We spec materials that'll actually perform 20 years down the line, not just on opening day.
When possible, we design for natural airflow. Operable windows positioned to catch prevailing breezes, stack ventilation, night cooling – sometimes the best HVAC system is barely an HVAC system at all.
Green roofs, bioswales, permeable paving, cisterns – we treat stormwater as a resource instead of a problem. Plus, it takes pressure off municipal systems during heavy rain events.
Automated controls, occupancy sensors, real-time energy monitoring – we integrate systems that learn and adapt. The building basically optimizes itself based on actual usage patterns.
We source within 500 miles when feasible and prioritize materials with high recycled content. Lower transportation emissions, support for regional economy, and usually better quality control too.
This 12-story commercial building hit LEED Platinum and we're pretty proud of it. Geothermal heating/cooling, 340kW rooftop solar array, and a greywater system that recycles 78% of water usage.

Sustainability isn't a checklist you complete – it's an evolving practice. We're constantly testing new materials, exploring emerging tech, and learning from every project.
Right now we're experimenting with mass timber construction, bio-based insulation materials, and integrated PV glass. Some things work brilliantly, others... well, that's how you learn.
